Network Pacific Real Estate provides specialist advice to developers, our extensive experience with body corporate management gives us a thorough understanding of the broad range of issues developers are confronted with whilst their project progresses through the planning, establishment and completion process.
Network Pacific has experienced business development managers that work in conjunction with the developer.
The assigned manager provides the developer with the following services during the planning process;
- Advice regarding legislation relevant to the development;
- Assistance with the creation of the plan of sub division including lot liabilities and entitlements;
- Advice on common property design and planning;
- An inaugural budget and sinking fund forecast is prepared and provided;
- Assistance with the establishment of additional/special body corporate rules and regulations;
- Registration of plans, rules and other relevant documents with the Titles office
- Organise insurance as per legislation requirements;
- Liaise with necessary third parties to establish essential /additional services i.e.: local water authority, electricity provider, internet provider, Foxtel etc;
Furthermore, Network Pacific has a dedicated team that will assist with the establishment of the corporation. All members of our team are qualified and experienced to handle all aspects of this process.
The services we provide during this process include but are not limited to the following;
- Preparation and provision of necessary corporation certificates as per legislative requirements;
- Establishment of the corporations books and records in accordance with current legislation;
- Manage the tender process for required contractors on site i.e.: lift contractors, facilities manager, building manager, essential services;
- Engage the services of all contracting companies;
- Preparation of information guides customised for the property detailing the role and function of the corporation and any particulars relevant to property for prospective purchasers;
- Handle all corporation related enquiries during the sales and marketing process;
- Assist the vendors solicitor during the settlement process, providing relevant documentation as per legislation
Our office will be the point of contact for prospective purchasers, our team will be available to handle any queries and provide specific information as required. We ensure the purchaser has a confident understanding of the role and function of the corporation this therefore maximises the positive image of corporation living.
On completion and after settlement has been effected, Network Pacific provides a broad range of services to ensure the smooth transition from developer to owner. The services we provide include but are not limited to the following;
- Preparation and distribution of relevant notices for the inaugural corporation meeting;
- Hold the inaugural corporation meeting and assist in setting the expenditure budgets;
- Ensure that all legislative requirements are adhered to;
- Co Ordinate resident/commercial tenancy move in;
- Arrange induction programs for service personnel.
