Our objective is to ensure both the tenant and landlord enjoy a good stable working relationship throughout the term of the lease period. We believe that in conjunction to the traditional Property Manager role it is also critical to manage the day to day maintenance issues that potentially could impact the tenant's business activities. With this in mind we have established a 24/7 call centre which attends to maintenance and emergency after hours call outs. By providing these exceptional services to our clients, Network Pacific ensures the landlord's investment in the building is being maintained and serviced in accordance with benchmark standards within the property industry.
Our Role
Our obligation and responsibilities to the landlord would be to carry out the following:
- Ensure that our firm acts in the interests of the property, landlord and tenant.
- Inspect the property and assist with the co-ordination of the retail tenancy issues and advise all parties of their rights and obligations.
- Collect rent and outgoings from the tenant.
- Provide a monthly statement and accurate set of financial records at all times.
- Present an income and expenditure report to the landlord on an annual basis or when requested.
- Set Income and Expenditure Budgets.
- Call and attend meetings as requested from time to time by the landlord or tenant.
- Maintain an accurate record of correspondence, asset register, maintenance reports, and essential service audits.
- Ensure the placements of appropriate insurance levels are maintained.
Network Pacific Real Estate Pty Ltd transacts all funds through a registered Real Estate Trust Account. Within each twelve month period an independent audit is carried out, this provides our clients with the required crosscheck to ensure the trust account is maintained correctly.
Functions of a Property Manager
The powers and functions of the property manager are contained in the Estate Agent's act.
A manager is responsible for:
- the general management and administration of land and buildings and tenancy issues.
- properly maintaining the property, chattels and fixtures related to the property;
- maintaining services to the property;
- taking necessary action to ensure compliance with regulations and rules;
- providing statutory certificates to owners or prospective purchasers as and when required.
- providing information in relation to the financial position of the tenant to the landlord.
A manager is required to keep accurate records, attend to all ingoing and outgoing correspondence.
Repairs and Maintenance
Prior to the hand over of each Property our firm carries out a detailed property inspection and obtains proposals from highly reputable contractors to carry our regular maintenance and repair works as required.

We have established a call centre that is available 24 hours per day, 365 days a year to register all maintenance enquiries.
